Display Energy Certificates

Public authorities, and institutions providing public services to a large number of persons, such as Schools, Hospitals, Local Government Office etc, who occupy space in a building with a total useful floor area greater than 1000m2, must display a valid Display Energy Certificate (DEC) at all times and have a valid advisory report in their possession. DGM Energy Reports will provide a professional and competitively priced service to meet your needs.

Each building will require an inspection and issue of the DEC annually, however the advisory report will be valid for seven years.

A DEC shows an operational rating which conveys the actual energy used by the building as opposed to an EPC which conveys an asset rating showing the intrinsic performance of the building. Only public authorities or public institutions (those providing services traditionally associated with local or national government) occupying a building must display a DEC. Other private occupants of the same building are not required to display a DEC. If the building is sold or let, it will additionally require an EPC. If the building has an EPC, the asset rating will need to be included on the DEC.

Commercial EPC

Commercial or Non-Domestic Energy Performance Certificates (NDEPCs) are now required on the construction, sale or new lease of all commercial properties. Accredited with the Awarding Body for the Built Environment (ABBE) and a member NHER, DGM Energy Reports will provide a professional and competitively priced service to meet your needs. The inspection will investigate the construction, lighting, heating, hot water, cooling and ventilation systems and the duration of inspection will depend upon the size and complexity of the property. The inspector will need to look at building plans where these are available.
In addition to providing the A - G rating, the report will include recommendations improve the rating. These recommendations are not mandatory.

Residential EPC's

'All Properties require an EPC when Selling or Letting'
The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. It gives the building a standard energy and carbon emission efficiency grade from 'A' to 'G', where 'A' is the best and with the average to date being D/E.
The EPC is required by law when a building is constructed, sold or put up for rent.
So you will only need a certificate if you are:

-A Landlord - you will need to provide an EPC which will be valid for ten years, to prospective tenants, the first time you let or re-let your property after 1 October 2008
-A Homeowner - all sellers of homes need to ensure that they provide a Home Information Pack which includes an EPC for potential buyers
-A Builder - an EPC needs to be provided to buyers of newly built properties from 6 April 2008
EPCs are measured using the same calculations for all homes, so you can compare the energy efficiency of different properties.
Part of the EPC is a recommendation report which will list the potential rating that your home could achieve, if you made changes. The report lists improvements that you could carry out and how this would change the energy and carbon emission rating of the property.

You can use this information to:

-cut your fuel bills
-improve energy performance in your home
-help cut carbon emissions
